Tour-format preferences are not uniform, and treating scheduling as a one-size-fits-all process can leave conversions on the table. Of prospects who booked a tour in the National Apartment Association’s review of single-family leasing data, 61.3% chose a self-guided tour only, 30.1% chose an associate-guided tour only, and 8.6% booked both.
Multifamily preferences skew differently. The 2024 NMHC/Grace Hill Renter Preferences Survey — covering more than 172,000 resident responses across 4,220 communities in 77 markets — found that 71% of respondents still wanted an in-person tour with a property representative, up slightly from 69% in 2022, while self-guided preference dipped slightly to 38% and live video tours with a representative jumped to 20% from 13% two years earlier. Separately, RealPage’s summary of NMHC/Kingsley Associates data found that lease conversions increase by 86% when a self-guided tour replaces a staff-escorted one, and roughly 20% of self-guided tours happen after hours.
